I have had a lot of clients aged 18-22, and every single one of them had picked up a trade or joined the blue collar workforce after High School instead of pursuing a degree. 

Depends on whether the activity rises to the level of a trade or business or is merely an investment.

Since then, a large portion of their business is essentially trading and re-trading the same product between buyers, with the occasional MF that comes onto the market due to inheritance or retirement. 

I'd be engaged in lawful insider trading on Wall Street...

Some brokers actually have somewhat legit pro formas, with just a little biased tweaking, but you still want to verify those.Something that I've noticed lately, is that some properties that are over 4-units, which should be trading as commercial properties and valued based off of cap rates, are trading more like single-family homes and are valued based on comps and emotion.  

I wouldn't trade the time together for anything. 

Sub trades that will be contracted out are electrical, roofing, and windows.

There is an agreement that after the shares open, they will be traded on a specific market.

It is a build to suit and the tenant is a publicly traded company in the oil and gas space.

Most experienced investors will trade some labor for mentoring.
