I don't think upgrading the sink is a must, but maybe repainting the cabinets for a fresher feel will be more worth your time, and so much cheaper.I agree to wait to do a big overhaul when it's more necessary, like cabinets sagging/breaking, laminate counter scratched up, an appliance breaks.

The other thing I would strongly recommend is to make very specific notes on exactly what brand and finish and color that you used so when the tenant moves out you can give to your PM and the person doing the turnover can then just buy a little quart of the paint and touch up all the marks on the wall and that will save you from having to repaint in-between tenants.

We purchase our paint in 5-gallon containers (usually translates into 1 "free" gallon in every 5) and, since the colours do not change - repaints between tenants usually only require a single coat.

The house was built in the 1935 and all the walls are plaster and lathe, while starting the renovation I found out that the walls were crumbling underneath and were held up by duct tape, covered with what looked like some sort of mud then repainted.

We invested about $80,000 in a complete renovation with included the following: painted top to bottom, all new flooring, new counter tops, sanded and repainted kitchen cabinets, added more cabinets in kitchen, new split unit HVAC, tankless water heater, all new furniture, new trim and blinds.
