Tenant Death

I just discovered that one of my tenants passed away.  Luckily (for me) not in one of my units, but this did get me thinking, someone has likely had this happen IN their unit.  I'm curious to hear about the cleanup process and renovation cost that  you experienced.

Yea, I had this happen. I don't remember the exact figures and luckily I used a property management company. But, I had a guy vandalize a good portion of the house. Mostly scrawling cryptic messages on the walls and appliances.  He then barricaded himself in a room and shot himself with a high power rifle. 

Pretty big mess. 

Luckily Insurance covers this type of thing and it was found quickly.  

There were hazardous cleaning fees. replacing carpet throughout, painting the entire room. Also had to repaint rooms that were vandalized and replace appliances that were ruined. But even the lost rent was covered by insurance until the home was in rentable condition again. 

I did however let his wife out of the lease and ate rent between when the house was fixed and the new tenant was paying. Also had the deductible. Although I think their renters insurance may have covered my deductible.
