How important is profit vs protecting your asset for a future use?  

I’d love to cut the cost of our rent and maybe have a profit on top.My questions are: How does the market look for House Hacks at this time?

I am an Airbnb owner myself and understand the amount of expenses that incur with a short-term rental and you feel as if your profit margins are getting smaller and smaller. 

In contrast, Indio, Bermuda Dunes, and Coachella currently have more relaxed regulations and fees for STRs, making them potentially more profitable for investors.On that note, I have a mid-century house located in Indio (No HOA) that may be of interest to you or anyone else looking for an STR property in the area.

Hey Gabriel,This is very deal specific, but we don't look at it as a per door profit as there will be some months where that 1 door doesn't make anything due to vacancy, turnover etc.

In general, big banks dont invest a lot in their mortgage arms because they arent all that profitable.

you might have to basically take the entire interior down to the studs, perform mold remediation, reinsulate, new drywall, new wiring etc.  30k might not cover it.My contractors would determine to the cost to repair (including concealed damage) and I would add $30k profit to compensate for the added work of repairing it (although, having an entire entire new interior would be compensation enough).

Flipping can be profitable if done right, but it can be time-consuming which may not be ideal if you have a busy day job.
