Video is where it is at when it comes to selling single family homes as you can promote video well on social media.

Since I don't have any experience to offer since I'm just starting out,  I do have time, energy, and I'm more than willing to help solve problems and add value for other businesses (by either improving one's social media and marketing presence to networking at other REIA's on their behalf) Would love the opportunity to connect, learn, humble myself, and get started.

You have no idea who these people are, their background, experience, or integrity.

If they lack integrity chances are you will have more problems and issues with them in the future. 

There are a ton of travel nurse pages on FB and other social media sites which makes it easy to post properties and get quality tenants seeking the typical 90 day rental contract.   

I am looking to integrate Podio (CRM) and Mojosells (dialer) into my system but not sure if it's the best route to go.

Be careful if it is just on the slab, because the entire slab is needed to maintain structural integrity.

They were working fine but we had issues integrating them with our property management software, requiring us to manually enter billing. 

Alternatively you can search the address online and on social media and see if you can find something marketing the property, or check wholesaler websites

We diversify our treasury so as the world progresses we are looking forward to integrating more of our treasury with our active RE operations.
