Even when I inflate the rent price the ROI is HORRIFIC.

I am more worried about the appreciation factor between the two property types :( I am a LOT more worried about the INSIDE of the property.. tenants destroying things.. happened more than once to my mom's rentals it was horrific!!!

You might make a couple more bucks, but any pet accident will wipe that out real quick like.

I also referenced a statement from my attorney and insurance agent as well as the fact that the lawn would be damaged, the water bill would be higher, and that I would be responsible for any accidents that took place.

He emails me every other day or so to complain about the noisy roommate.Today's email is requesting me to install a lock on his door so he can lock his room, because he is going out of town over the weekend, and doesn't want his roommate's friends to sleep in his room, or accidently damage any of his personal items.Should I agree to do that for him?

I had asked for homeowners, along with liability insurance for any accidents/claims made by renters/guests in the property. 

I want to protect us from a worker's comp suit/claim and other potential hazards if there is an accident.

Implement safety measures: Install safety features like gates with self-closing mechanisms, and pool alarms to minimize the risk of accidents. 

Horses are astonishingly accident prone and their symptoms of illness may look like nothing unusual to the untrained eye.
