Tenant requesting room locks installed
We have a tenant who is having roommate issue, and we are in the process of screening a new applicant to take over his lease. He emails me every other day or so to complain about the noisy roommate.
Today's email is requesting me to install a lock on his door so he can lock his room, because he is going out of town over the weekend, and doesn't want his roommate's friends to sleep in his room, or accidently damage any of his personal items.
Should I agree to do that for him? If not, will I be liable for damaging to his personal properties? I do have terms in the lease saying that we are not responsible for tenant's personal properties.
Really getting frustrated with overly picky tenant.

I would tell him he can, at his own expense, go buy and install his own lock on his bedroom door so long as he saves the old doorknob.
It shouldn't be your problem if the two of them are on the lease.
I wouldn't help find a new roommate.
I would hold all persons on the lease responsible for payment if they want to continue living there.
