Perhaps I have been fortunate or they are particularly efficient in the states we focus on.But yes, our advertising of closing from _as little_ as X days is quickly tempered with an explanation of the variable speed of appraisals.

I can see why you are annoyed, but the amount of time you will spend on trying to get this appraiser a light reprimand (which is all he would get because he will have an explanation like above) will not be worth it.

I'd hesitate to go outside of your geographical region for "good deals", you might end up with a bad deal further away in an area you don't know as well, which would just make it harder to deal with.

But at that point, the other properties are so geographically distanced (~5-10 miles) that I think it would be unwise to classify them as comparable properties.How do you currently get around having limited data to work with?
