Seller agrees to sell the property subject to the current mortgage loan on the property to the Buyer upon fulfillment of this agreement.Probably doesn't protect me really well, but if someone wants to screw me on an option deal, it's likely not worth the hassle anyway.

Its probably total BS, but from a liability standpoint, I would let her out of the lease if she can fulfill one of these scenarios(1) She is responsible for rent until another room mate is found.....can physically leave but is on the hook for the rent until its filled again. (2) The other room mates agree to pay the entire rent until they find another room mate that you approve (my preference) (3) She files and is granted a legal TROThe moral conundrum is obviously "she expressed her concern over safety.... what if something happens to her?'...
