Nate Hammond Speedway area is a decent area in my opinion BUT it has drawbacks if you don't like traffic/crowds (Indy 500 and races in general at IMS) But also has its own police force which is good and has basically everything in the town.

Have this happen more than once with the same tenant and you will be wishing you had them on a M2M.No down side to M2M that I can see other than potentially high turnover if you don't screen out people that are seeking out a short lease for their own reasons (buying a house in 3 months, job is transferring in the spring, etc.).Despite that, I see the advantages still outweighing the drawbacks.

The one drawback of this strategy that no one talks about, if the deal falls apart and you have to return the buyer's EMD but the seller gets to keep your EMD then you are in a tight spot because you dont actually have the funds to do both of those things.

I do not think it has.I mentioned above that the direct mail disclosures are the one *minor* drawback to be licensed.Just to clarify, the laws in my state are similar to yours...the issue is that my broker is more strict than the Real Estate Commission is.

You know the positives, the drawbacks are you can't get them wet (or let them stay wet), you can get separation in the seams, and they can be fairly expensive, at least for the ones that look like real wood.I just tried vinyl plank flooring.
