Once your rental business in a given geographical area is up and running, you may immediately deduct expenses that are "ordinary" and "necessary" (these are specifically-defined terms) to expanding your rental business, but any costs attributable to a particular property that are incurred before the property is placed in service must be added to the cost basis of the property."

You could attribute my poor results to not knowing what the hell I'm doing, being inconsistent or any number of things (which are all true), however, Bradley has one of the gurus in the field running his campaign...Again, I fully admit I have no idea what I'm doing and am making it up as I go along but when someone else has similar results and has a guru running their campaign, it does make you start to wonder about the efficacy of DM these days.
