We made a commitment to putting 15 homes under contract in November and December and it has paid off big time for us. 3 deals closed 4 getting ready to start and 5 other contracts still going waiting for short sale approval.Well it's time to double down, I'm starting today to work my farm.

Home Value as is $125 KPurchase Price - $70 kThe owner I would be purchasing it from is losing it to the bank and wants to continue to rent with the option of purchasing the house back in 5 years or less for 90 K.Keep the owner in the property as a tenant, but don't make a long term commitment without having a good real estate attorney draft up a contract that will protect you.That would be the easiest fix in my opinion.

Once we completed our first deal, we then increased our marketing to 1500 letters per month which have continued until today. 1 month ago we started our 2nd 6 month commitment to a direct mail campaign.

I would suggest 1) Commit to attending the next 6 months of REIA meetings, 2) read the Bigger Pockets getting started guide, 3) stay active in these forums without necessarily asking for mentorship -- just ask questions and engage in threads.Once you've done that, you should at least feel comfortable enough putting out some form of marketing to find a deal that fits your plan.

Once I fully committed to it (money and time), I immediately saw results and results have only gotten better with time.Anyways, I don't know how this will work out for house flipping, but I wanted you guys to know my experience with advertising on Facebook in general, so that maybe you guys can do better than I did when I first started advertising on Facebook.
