@Christian Molino, The current use of the property is probably going to be key here. 

. :-) Now if somebody says I’m not a Christian, etc. etc. just because I don’t let them run over me I can handle it a bit better, but I still do not want to self manage.We now have a property manager that handles our properties.

The landlords say their Christian values wont allow them to evict people with kids.

Check out Cody and Christian on YouTube, they talk about this strategy and utilize it all of the time.

@Christian, generally speaking (for myself) the CAP rates are around 10% unless you get into college rentals and then you could have an ROI as high as 35% easily.
