I have unlicensed tradesmen that I use a lot and trust...but I'm going to need licensed contractors to pass city inspections when I start flipping again.  

After studying this all day, I'm concluding that the broker is required to be "licensed," and the property manager may be an unlicensed employee, but that the unlicensed employee may or may not avail himself to property management "certification."

Labor was: 1500 from unlicensed plumber friend, $6500 from a larger operation, and $3000 from the guy I'm going with.

If you're unlicensed, it's my understanding that  if you do have something under contract you can't market the deal with pictures because you're then brokering a property illegally...so it begs me to ask the questions..1.

In addition, the broker will provide supervision to his/her team, pay commissions and assure no unlicensed person is performing a licensed activity.I own a property management company in Ohio.
