The reason for this is that they hab a flawed misunderstanding of how our monetary system operates.

I ran a report with sample inputs and I don't see how the numbers add up.My Refi amount is $105,000 and I've calculated my All-In Cost based on the sample data below to be:$100,000 Purchase Price$10,000 Estimated Repairs$5,000 Closing Costs$1,600 Points$2,000 Refi Fees$4,651.45 Holding Costs = $123,251.45 To my understanding, my Total Cash Invested would be: $123,251.45 - $105,000 = $18,251.45However, the BRRRR Report figure in the image below is $12,280.34What am I misunderstanding or missing?

This eliminates misunderstandings and avoids the tenant coming back later with a challenge.

This came about as a result of multiple lessons learned early in life.Now, with that said I am in agreement with the other early contributors to this thread, regarding your deposit of the funds in a short timeframe prior to the loan processing.Additionally, you need to sweeten the tentative payment plan and not have it drag on for eternity to repay your parents.Don't assume that they have nothing better to do than lend you their hard earned money for an extended period.Put this transaction in writing, so that your feet are held to the fire and there is no misunderstanding later if it's done verbally.Lastly, on the other hand, what if they say no?
