South TX Rural Ranch Land Home Repairs

So I now have a contract I want to assign because in the area homes have been priced pretty decent. This home seems to need serious repairs though. The floors need to be replaced because you can feel the warpage as you walk as it sits unlevel. I has a beam from the ceiling falling in from the kitchen. That beam is being held up by a long 2X4 from the beam to the floor they slanted to keep it up. The home seems to be mix matched with what looks like a brick home with a chimney, but then was stopped about half way to add on a normal home. One of the bathrooms has a whole from from what looks like rotten wood maybe. Need advice on if I should keep going or back out since I already have a contract.
