Also, many of the ADU/DADU companies in the area (MyKabin is the first that comes to mind) are starting to go out of business.

I lined some prospective new tenants kind of took my time, was picky, didn't find the right tenant yet, plus I had to get in there and paint/repair etc  but towards the end of the 60 days I was showing the place to some i thought was gonna fit and lo and behold the tenant calls me the day he suppose to be moved out and told me he changed his mind, going thru personal stuff and wanted to stay.

It takes 30-45 days, can be done online and needs to be renewed annually.

Hi Pat:I greatly appreciate your comments comparing the two locations and agree with everything you said about management as well as location.I am still getting my feet wet with the BP site and and the information overload, but will keep you in mind for properties in AZ.

You will find many many resources here and a community of like minded folks willing to help you out in just about any way you can think of.I am on the lending side of things and am a broker.

There are a TON of online communities as well, and perhaps those groups online have some individuals not too far away from you.Hope this helps!
