Hi Elsa,The difference between the two is in exterior walls only, but both have similar floor structure and bearing walls (beams) in the middle.  

Additionally you will need steel beams placed on the interior to keep the wall from shifting. 

I bought a little pier and beam frame house back in April that was a real wreck!

Figure out what areas might work for you and then focus like a laser to find good deals.BTW: I think you're being very optimistic to expect 8-12% cash-on-cash returns through a passive syndication.

The main span beam it was attached to had a crack in it you could see daylight through.

thank you @Thomas S. and @Dustin Beam. i agree first step is i need to figure out exactly how much cash flow i am ok with  after expenses and then i will know how much to take out of the properties. 

Well anyways that's when my mother and I opened our MediSpa company, New Looks Laser Center & Mobile Laser, in Tucson, Arizona back in 2004.

Those years were also the ones to me around here when they had shifted from pier and beam to slabs, so they were still learning what works....maybe we are still learning....or maybe there is nothing in that black gumbo dirt that works.There are other things I look for in those areas....how things drain or the topograhphy of the lot.   

But I would like to laser focus the house hack and mentor recommendations.
