Depends on what hat I'm wearing, but speaking as an investor buying SFRs or REOs I'm looking at everything from walkability score and school rankings to heat indexes and flood maps.Tax data is something to look at too.

I also have read that there are some brokers that have very low desk fees, and that some investors will "hang their hats" with these brokers. does anyone know of any brokers like this in the north Dallas area?

I'm particularly well versed in the nuances of this as a business template.I wear 2 hats, as an electrical contractor I've got alot of experience in re-adapting various structures.As a mom n pop flipper, not much experience.I learn alot from this forum though!

Being the investor/builder in our town of 1600 we have had to wear every hat involved in the process. 

This is a very hard job to do well, you have to wear many hats. 

The whole area is tropical-ish and there is so much to do that a family coming down for a week may hit the beach once or twice, catch a spring training game, go to the water park, go to the zoo in Naples (50-60 minutes away), explore Sanibel, try a different beach (Englewood or Barefoot... both 60 minutes away), walk the streets of historic downtown Fort Myers and enjoy one of the many craft breweries or distilleries in the area.Sorry... put my broker hat on for that pitch. :-)
