I'm thinking of changing out the gas stove to black and stainless steel to match the fridge.

I had my bank account autopay him rent every month.The fridge broke, he said just go buy a new one, send receipt,  deduct it from your next months rent.  

I have no idea the cost to repair it short of the $10k another roof in the area cost to completely tear-off and replace.The rent we'd get would be $900, 5% interest on the loan, 20% down +$5k bankruptcy release fee, needs paint/carpet/stove/fridge (plus the repairs from the leaking).

If she doesn't accept then I will say since there is a new fridge and dining room set that we can do 127.

However, my local inspectors will only give that amount for a house they think has all the 'amenities' meaning washer/dryer/fridge/dispoal/dishwasher/stove/oven/etc.  

If you work on getting discounts you can get range, fridge, DW, and microwave for under $1,500.

$8500 sounds like a lot to pay for a fridge and a freezer.

The purchase price was $185k and we put just under $5k into the home for closing costs and light renovations (paint, cleaning, gutters, fridge).  

Ultimately I didn't close as they would not cure a title defect, but other than needing a fridge and a doorbell repair, the unit was move-in ready.

Then shine a light under the fridge and stove to see if any roaches scatter.
