We placed a bid for 265,000 as the properties in the area sell for 400,000. he denied it then we came up to 290,000 and he accepted. he only had 210 left on the mortgage and just wanted to leave NY.

I don't think anyone can deny there was also Hard Work and Luck involved in their successes.However, I've met any number of people in those same fields who never really made it because they simply lacked one of the other two required prerequisites.

They can get financing as you have agreed to lower the price to the appraisal, financing has not been denied in this case.

The buyer doesnt want to be put thru the ringer with paying large "Due Diligence" fees then never hear from the lender again or get the file denied due to "Marketability" after 3 weeks of holding a file aswell.
