need creative financing

I have a few clients that im trying to help out but im stumped. Here are the scenerios below if you have any advise on what to do or where to go and if it pans out im willing to even compesate. The buyer doesnt want to be put thru the ringer with paying large "Due Diligence" fees then never hear from the lender again or get the file denied due to "Marketability" after 3 weeks of holding a file aswell.

Scenerio 1:
Commercial loan, TX, S/E, 80%, Stated,645 mid score, Value 1.4 Mil. sales price is 1.1 Mil.,not income producing at the moment just put new tenant in building,

Scenerio 2:
SFR, C/O Refi or Const. Loan, or Rehab loan, 80%, 645 mid score, buyer totally gutted the property its just planks now and thats where our problem has been. But we have est. value as is at 450k and upon completion of 810k.
