If you are in Canada you probably saw BC has introduced legislation to ban airbnbs in a lot of areas and those are general areas where arbitrage had the most margin.

The contemporaneous price increase from West Phoenix to North Tempe/South Scottsdale was a bit of a stretch for us, but we were still fairly new.In 2016, Arizona passed the law that banned cities from putting any restrictions on Airbnbs.

I typically don't like buying places with HOAs as vacation rentals (as they can change the rules and ban renting short term later) but even if I was working in HOAs I would only consider this place if it was generating more then twice the rents annually.

So this could mean that they might ban them outright so you would be out of luck except for a long term rental.I would be very careful moving forward. 30 days minimum is pretty tough to keep booked for vacations.
