Looking in Savannah, GA to build first investment property

I live in Atlanta and want to build a house as an AirBnb investment property in Savannah, GA.  I am an AirBnnb host in our primary residence, but I want to expand to an another property. I am trying to figure out if this is a wise decision for my husband and me. I would like to build a 2 bed/2 bath bungalow.  The city requires that short term rentals be 30+ days in the area where I am looking to build.  Can anyone give me some guidance as to what I can expect for the occupancy rate in the area?  Also, how much should I expect to pay for taxes, insurance and utilities in Savannah?  Thanks for any input!

Hey @Jane Adams, I have no experience in that area, but 30 days plus is not really a vacation rental if that is what you are trying to do.

How close is the potential spot to a hospital etc? You could focus on traveling professionals.
