What effective ways have you used to educate the seller and listing agent that this low of expenses is unreasonable?

I gave them within 30 days of move-in to do so, it's been 60 with multiple reminders, and they argue now that that amount is unreasonable.

10.8% cap rate does not immediately strike me as unreasonable without knowing area, comps, building condition, etc.

I would ask for documentation for the expense, but it doesn't seem unreasonable. 

It may be that someone else gets the property because you back out, but they may just not have seen the issues you do.You really don't want to get in the middle of a project like this and have to spend tens of thousands on attorneys' fees because the neighbor is unreasonable.

Am I being unreasonable to think better deals exist in this market?

If you are making a number of unreasonable offers, then they may feel like you are wasting their time.  

@Mackal Smith the price the CPA charged doesn't seem unreasonable for your situation, however as you stated, it doesn't seem that you are receiving the high level advice that should be coming with those fees.

I don't think that is unreasonable after 5 years of the same rent amount.
