The last few properties we have put on the market went under contract in under a week with multiple offers but they were priced right, were inline with the area but were done with quality and were in desirable areas.Unless you are dealing in a low-end market, a home warranty should be a standard inclusion especially for first time home buyers.

@Billy Houston- thanks 1) DSCR might work very well for you ...if you can qualify for a standard conventional 85% ltv loan - this would provide better loan terms 2) yes - DSCR is very different than a cash out refinance 3) consider getting fully pre approved for a standard conventional loan at a 85% ltv ..this is crucial to do if you are looking to buy in a competitive market - thanks and all the best

You'll also want to have plenty of your own capital in reserve to deal with vacancies and repairs.I imagine a lot of the tenant-landlord problems can be prevented by providing good customer service and having clear standards, both in who you rent to and how you maintain your property.
