Confuse in the midwest

Hi everyone,

I am about to finalize a contract for a 2000 sq ft duplex with a 2 bed/1 bath and a 3 bed/1 bath unit. However, after a quick tour, my agent informed me that neither unit has central AC or a washer and dryer, and the bathrooms need some work. The place is newly renovated, and I was expecting it to be in turnkey condition since they said it's move-in ready. Before learning this, my calculations showed it would cash flow $240 after expenses, but now it will take an additional $10-15K to fix and install these features. As a beginner in real estate, should I decline to sign the offer with my agent or lock in, order an inspection, and then negotiate?

    I personally own rentals in Columbus without AC or washers and dryers. They rent out fine. Adding them is a good way to add value and make yours stand apart from the rest though.
