I know it sounds like slim to none chances but you need to create a paper trail.

It's very high risk project , but if the location is "right" then there may be slim chance. 

I spoke with another investor yesterday and he told me the housing market took a major downturn only 4 times since 1830 so the chance of it happening is extremely slim!!
