You're basically upside down (you would be if you didn't pay 50% down) on the property and the interest rate is about to rise.I see two options. 1) sell now, eat the $30K loss, and be able to smile more without this failure of laziness hanging around your neck to remind you monthly of your mistake. 2) keep it and between the management costs and turnover fees, you fail to cashflow and are reminded monthly of your investment mistake.
