I also have an angle drill, but it rarely comes out to play.The rarely used stuff like a big right angle joist drill or 3" belt sander is best gotten from Harbor Freight.

Painting probably same thing based on per sqft and stuff like trim flat rate.As you get up into things like kitchens or bathrooms etc you should be able to ball park a range based on size...

Brrrr is tough since everyone does it, plus construction and contractors are booking right now.The lower budget stuff gets gobbled up by people that have no idea what they're doing or sellers won't take low-ball offers.

You can deduct tenant-caused damages from the security deposit, but you can't deduct wear and tear or stuff that just breaks.
