But there are several cons of two roommates over 1: less pantry space, less fridge space, someone can't park in the garage, less space overall in the house per person, and the bedrooms are not all that big (so not a lot of private space for the roommates).

However, the reason I am hesitant is because of the known future CapEx:-Garage roof (250 sqft) will need to be replaced in 2-3 years: $2000-House roof (640 sqft) will need to be replaced in 5-9 years: $5000-Water heater is 5 years old and will need to be replaced in 5-7 years: $600-Stove and fridge are new but after the current tenant moves out I'd add a washer and dryer: $900-Exterior paint looks good now but will likely need to be redone within 10 years: $1500-A few of the windows are old and would likely need to be replaced within 10 years: $1500So that's about $11,500 of known future CapEx.

I made the place nicer than the last owner had it but was hesitant to put that kind of money into it not knowing if I would get the return as it is a small space.I had it on my radar to switch to a stainless steel fridge and I have the stainless microwave.

I would also like to add in that currently the house is a 3/1 with the remodel is would be a 3/2.and we will be converting a screen i porched into the new kitchen(because the existing one can’t even fit the fridge.) the would add about 150-200 sqft onto the home

ARV approx 255k, Rental Income avg: 1600/monthSeller has fixed the following:A/C & Heating system fully replaced/upgraded end of March 2020Roof - Replaced end of June 2019Foundation - Repaired late October/early November 2019Plumbing repairs and sewage pipe replacement under slab done during foundation work in 2019Kitchen appliances (except the fridge) all upgraded in 2019Water Heater and downstairs floors replaced in 2015I can also get the warranty transferred for the recently repaired items.
