I once started to sue a local MLS but they changed their position as long as I was clear in the listing that I wasn't the owner of record but had an interest in the property I was selling and they didn't want to open a can of worms.To make it easier I just started getting a specific power of attorney from the owner on title along with a clause in the PA that allowed me rights of access, etc. and the MLS had no problem because it was really no different then say putting a probate property on the MLS

Clean the above up, add to them, etc.  

The tenant fails to pay their last month of rent, moves out, and leaves some cleaning and repairs.

The home inspector was rude to me the buyer's agent and even accused me to work for the seller, as I was continuously asking him questions on how much that issue that he was making a big deal will cost to be fixed ( $15), how long it will take for the house to fell down because there is a bit of rust on the railing of the balcony of a 5-year-old home ( answer 60+ years if the railing is not cleaned and repainted  which was $100 worth repair).You get the message. 

And Yes, the seller has the same powers as the bank (to foreclose) on the buyer if they miss their payments... again all this is standard stuff that's written into the purchase sale agreement & promissory note with the seller. 

My only issue with that is everything here is positioned around booze and I’m six years clean and sober.  

This fixated goal on "10k" of passive income is just losing it's power annually.
