A sellers rejection of this amendment is not grounds to terminate the original contract. 

Maybe the act was amended and they took that part out - in any case, that kind of makes my day because now I will research this and if no longer barred, include a fee schedule addendum in any upcoming leases for things that I may end up doing, that usually happen for free.

If the tenants agree to amend the leases with the changes you outlined you can do whatever you want theoretically.

You may want to amend your offer to say that its "privately financed" instead of a "cash offer".Also consider hiring a Realtor with the experience or resourcefulness to figure this out on his/er own.

You could just keep amending your primary Operating Agreement, but that can get messy.
