A good idea is to budget 30-35% towards the unforeseen expenses like a new HVAC which you’ll have to repair or replace (I’ve had 3 this year), or the random dishwasher or water heater that quits on you.

Issue that I am facing is that tenant wants dishwasher to be replaced because it has lot of calcium build up.

I did more admin tasks  but got to pass some savings along to a first time buyer couple for not having  to fix the gate or gutters, repair the yard, replace the dishwasher, etc.  

I don’t even see appliances included or a dishwasher installed for $25,000, or that all windows are being replaced, and your are not even getting a new bathroom.

My thinking is: let’s say the dishwasher in one unit fails.

New ducts, new A/C, new water heater, house completely re-plumbed, new roof, new windows, new KITCHEN (counters, cabinets, dish washer, fridge), and all the bathrooms had been completely redone, and new electrical.

If they are not providing appliances, then you can either decide not to keep these appliances or you could provide these and maybe consider increasing your monthly rent slightly.The most common list of appliances that I've noticed landlords usually provide are - refrigerator, stove/oven, dishwasher, washer and dryer.
