How many more of these "gems" can you handle? 

Granted now I have a great vintage class A asset in a great location, but the cost was a real killer hahahaYou guys have any experience, thoughts, ideas or insights as to what direction would be the best to move in?

I'm thinking of managing my own SFRs once I get started (up to maybe the first 3-4) and plan on assembling a good gem of plumber, electrician, appliance handyman, etc so that if I get a call while at work about an issue, I can call up one of those people and get the issue fixed (if it's an issue of that type).

Over time (about 6 months) I gave her light duties - Cleaning windows, painting, etc. and she turned out to be a gem.  

I noticed my vintage unit had a lot of interest at $750 pre-renovation.  

I am still looking and think I will find a gem, in the pile sooner or later, until then I will buy a few more rentals, sell some properties carrying the paper.  

Hi Cody,I hope you're not replacing original vintage doors in an old house with a modern incompatible design that will never look right. 

Not only has the appearance of buildings and grounds been declining over the years, I also forecast some serious owner expenses due to the roofs close to the end of their life span and the CPVC piping of the same vintage.

As well as whether or not the deal holds out However, a lot of short sales can really help you make a hefty profit.Depending on your plans for the home, you can get a real gem for way below the value, throw a little work, if none at all into it, then sell it.
