I just picked up more all around 60- 75k all in, rents from 1100- 1400 , values from 85k- 125k, 

A good start would be making sure you have picked the right team to hang your license with.

I've done tons of foreclosures in FL over the past 30 years and I've picked up a handful of HOA foreclosures.

I know a developer who does it in hocking hills he builds a 1 bed 650 sq ft floorplan we just looked at hundreds of Floorplans and picked one we liked. 

Since my original post I picked up my first property in WA.

I am actually looking at potential house hacks in my area but I guess I’m kind of picky that if I did go that route I would eventually want it to be my family home in the future so I wouldn’t just pick any house to do that.

Risk diversification, don't pick a sector, don't time the market, no leverage,  etc.However, what is real estate investing?
