Do you know of any RE allies that you could JV with or entice a private lender by doing a participation loan, where they charge you a reduced interest rate, but get a piece of the profit?

The nice lady also pays her share $115 on time our local hud pays the bulk and is trying to entice Landlords to open up more units for section 8 so raised rents to a closer market rate.

Not to mention, they usually can't sell because their price is out of wack, and the previous agent may have even tried enticing them to lower it.Best option is to call right away, have a very good script prepared to lead the conversation, then put them in your file if you're turned down, and callback within 2mos down the road, then keep repeating as long as the house is still unsold.
