@Julie Haveman I actually live just a couple blocks from 20th on Baldwin so I've probably walked/driven by your properties many times.  

Are they really going to bundle up and go for a stroll around the block when they want a cigarette?

You have to be able to block those people out and not listen to the negativity.

If you plan on investing heavily in the area, I would focus on getting properties on the same block.  

The ARV will be around $215k+ and there are recent sales on the same block to support that.
