Great Opportunity in South Florida 3/2 Single Family Home

I was presented with a short sale property that the bank is willing to sell for $170k. The property needs a little bit of work. The ARV will be around $215k+ and there are recent sales on the same block to support that. I would like to know if this sounds like a reasonable deal and how I can obtain quick financing for this project.
