I know there are Vets that have used their VA loan and have refi'd on here but I haven't found any that mirror my exact situation.So:- No longer active duty (won't be PCSing)-Live in CA ( Won't have "money left over" to purchase multiple properties)- Not mil- to- milI simply want to purchase a MF with my VA; occupy for a year while renting the rest; refi to free up my VA loan; repeat.Feel free to shoot holes in this and/or offer up alternatives.Thanx

They also have to keep up an appearance etc.I love commercial real estate because it is not all this smoke and mirrors and is about the relationship and the numbers with a property to buy it or not.Those residential top producers do not show you all the losses they are taking on with high marketing costs.

If you can't defend the value and make it make sense neither will a buyer.EVERYTHING comes down to price.Anything will sell for a price.The price doesn't have to be monetary.You can have banks donate property for tax write off etc. to non-profits or the counties and cities etc.So even though a property has nominal value it can still be sold.I hope you didn't get "new agent syndrome" where you are so desperate to get a listing that you cave to the sellers demands.This happens often when bills start piling up and you need a closing.Are you mirroring a high volume broker/agent in your office you can learn from ?
