On my last one I also needed to get pictures of each house on the block (not sure why).Long story short, it's doable, but adds time/holding costs, architect expense and another $500 to the city.

Architects in to measure and prepare drawings, so you can start permits the day you own it.Ideally, you have bids and contractors lined up to get started the day you have keys.

We are now at the point where we need to get proposals for civil, electrical, structural, green, landscaping etc in addition to the architect’s final set of plans to finish our “soft costs”. 

That can be a big problem if you have an illegal addition,Dated mechanicals, and zoning issues.I have bought a place with a great attorney and used an architect and still found out the city had different information after.

Any suggestions for contractors or architects would be appreciated.

You also are going to have to go through plan approval and bring in an architect.
