Contractor in Contra Costa (Rodeo, Ca)

Hi BP community - After a long search, I am finally in contract for a home in Rodeo, CA that needs to be updated. In particular, the pest report shows that wood under shower is deteriorating and needs to be repaired and replaced. In addition there is a non permitted "studio" addition. I'm trying to decide if I should tare it down or try to get permits for it. The kitchen also needs to be updated. Any suggestions for contractors or architects would be appreciated. Or how to sequence? I hope to live in the home while being repaired and then rent it out.
