@John FiastroGo with the hardwoods it will reduce your ongoing costs.We do a light buff and then put several poly coats to seal the floors against liquids (beer, urine, juice etc.)Another great product is vinyl allure flooring.

Plumbers say it has been a long standing issue based on their assessment - there is a very large belly in the plumbing and two separate plumbers say there is no way (in their opinion), that the prior owners could not have known/had issues before.This was not disclosed.

If your strategy is BRRR  then you just add that cost him just like you would a repair or carrying cost (like utilities) and then figure out if the juice is worth the squeeze.
