Fortunately, I took advantage of a tax loophole that is now closed allowing me to declare myself financially insolvent (which I was at that time), and avoided bankruptcy.

After awhile, having a pattern of this false advertising they may have other issues.There is no loophole to the truth. :) 

Then she and one of my (now past) partners found a loophole in my contract and siphoned the money I was going to make out of my wallet (because I charged nothing, only a portion of her CLOSED deals for my time, and I was confident she'd make money).

I would just love to learn the loop holes and finer points.I'm not the smartest guy with books.

The IRS looks at that as offsetting expense(right or wrong, loophole or not) and I declare a lot of it to eliminate hundreds of thousands of dollars in "taxable income".

HOA is likely going to owe cap gains on the difference between your basis and the sale price otherwise that loophole is so large we lawyers and CPAs would find strategies to structure deals with HOAs and "sham" foreclosures to get tax free capital gains.

There are many legal loop holes! 

There may be other loop holes or short cuts available to you that are not available to more traditional land lords like us.  

That may give you a loop hole if she had a friend of hers that was a vet tech or something like that do it for her.
