It's the WORST thing you can do for your analytics and rankings.

I know that it would have no liquidity and would not appreciate much but as a rental it looks superb.

A year later and it is in superb shape.

I've located 2 completely different investments and wanted your expertise/opinions/guidance etc to help point me in the right direction on which one to pursue.Option 1: Single family home in a superb location.3br/2ba about 1,200 sq ft, 2 car garage.Rent would be around $1,350/month.Asking $169K, could get it around $165K.

Currently I am diving into "do's and don'ts", analytics (50% rule, Brandon's Investment Calculator, etc.), and realizing very quickly that I don't know what I don't know.

The site is superb and fell into my previously discussed NNN ground up development model.

Vrbo has awesome analytics and they don't charge anything extra for the data.Before they had this I just looked up other similar properties close by and checked their rates and calendar.

There are many roles within commercial brokerages specifically relating to project management,  or data analytics if that suits your likes and desires.  

There just aren't a lot of analytic tools that residential agents have access to use.
