I love the "Rent-A-Center" business model

It's a truly professional service at a fair price, and I wish more property management firms would copy their model as working with my other one in a different state is more frustrating because these guys are so good.

I’m not too familiar with finding properties before they hit the market, but I can tell you that when I began looking at investing in bank owned properties in Florida (where there were roughly 1,000 turning over every month or so in the markets I was interested in), my natural instinct as a former analyst on Wall Street was to build a financial model that could quickly get comps and find the value of the properties as investments within seconds.

I'm also sitting here considering if I should have a 9-5 business model or not.

The important thing is for you to find people who are doing what you are trying to accomplish and model your business after them.

After rehabbing it I realized it didn't fit my model.

The broker took their fees up front, then they were out of the picture.More recently, this has shifted to a pool model.
