@Ping W.I/we know it's a slow rental season, but, you might be better off having the place empty now, while you wait for the next better qualified tenant, than take this CEO with credit issues and have to spend money and time to evict him.There are excellent inputs from the BP community, now, you should manage from your head, not the heart and let this potential tenant take his financial issues elsewhere.Good luck and best wishes with your REI activities.

I want to simplify my life.It needs a lot of work and I don't have time/energy for it.I'm getting old.I don't want to sell to someone who will kick out my tenants.I can't afford my mortgage any longer.I got a job transfer.I want to be near my kids/grand kids.The list goes on and on, but I've never once heard "I need $100K to get heart surgery/kidney replacement/triple bypass or I'm going to die!!!"

They claimed that it was out of the goodness of their hearts but really it was after the city had filed liens and court actions forcing the property owner to pay tens of thousands of dollars on the property.
