Large common areas would make it a very appealing rental for 4 people, and location 3 blocks to Macalester College and still close enough to two neighboring universities that the demand will always be there for rental.

You really need to know what you doing on the management side.Kenmore and North Tonawanda ok but they have higher taxes, there are not a ton of cash flow positive properties.For good clientele and ok cash flow South Buffalo, parts of the West side, and maybe North Buffalo if you can get lucky are your best bets.There may be some single family options if you look in the University district, assuming you are ok with tenants, and sometimes Amherst.
