I didn't go through the IRS link as that was not really my issue, I assumed you were correct in the matter tax wise, maybe I should have to see how they treated the depreciation by an entity not in title and passing through to the beneficiary.....ours are the other way around.

Usually buyers (including my clients) get excited about buying something.I tell them it is best to be prudent and wait for the right deal than to buy into marginal or loser deals where their money is now trapped into a bad investment.Take away the urge to just throw money into something and put it to the work and instead invest wisely and be patient.

In fact, in Georgia, agents who are not members of NAR are NOT ALLOWED to use NAR forms unless they pay a separate fee for those forms -- and many agents in Georgia don't pay those fees and don't use those forms.I can't speak for other states, but the Georgia Real Estate Commission does not dictate what contracts agents can and can't use; therefore, you can use any valid legal document your broker allows you to use, and if you're a broker yourself, you can use any valid legal document you choose.I'm not saying it's wise to use your own contracts...I'm just saying it's not illegal.
