Newbie in CT

Hello,

My name is Erin and I am newbie to real estate! I am a new stay at home mom of two little girls. I hold an engineering degree as well as a masters and have worked the past 7 years in aerospace operations. My husband and I have been talking about getting into real estate for several years and now that I am home we have decided now is the time start and it gives me a chance to use my brain!! We have been reading and researching for quite some time and I am just struggling with taking the leap. We have considered "coaching" courses but decided that money could better be used towards a down payment if needed. So any advice on getting starting. I have located some properties I am intersted in. We do currently own our home (condo) and now that we are to one income not sure how traditional financing will go so I have been researching seller financing or other creative forms of financing. SHould I work to get pre-approved for a traditional mortgage? We do not have much if any at all for a down payment. Also suggestions on how to find homes were seller financing is an option?
